With the long-anticipated arrival of Spring comes the opportunity to schedule a roof inspection of your commercial building! Winters in the Northeast can become major threats for flat roof systems such as high winds, ice and snow and countless freeze/thaw cycles. Spring is the perfect time to identify any winter damage that may have occurred, as well as perform general maintenance/repairs to ensure a long lifespan for your commercial roof system!
Major Roofing Issues Caused by Winter Weather
Ice & Snow: Connecticut winters often involve multiple large snowstorms and below freezing temperatures, causing large surface areas of heavy snow and ice. This, accompanied with a flat roofing system, can put your roof past its maximum weight capacity and jeopardize the structural integrity of your building.
High Winds: High winds are a common cause of roof damage, especially in the winter months when existing issues may have been overlooked. The force of a strong wind has the potential to pull off the roofing system edge around the membrane and flashing, causing condensation and water to seep into cracks.
Freeze/Thaw Cycles: New England winters are notorious for drastic temperature changes within a small period of time. Snow/ice collections on a flat roofing system can become a major issue when repeated freeze and thaw cycles occur. Runoff from melted snow or ice can fill into existing cracks in a flat roofing system. Once the temperature begins to drop, the water freezes and expands around 9%, increasing the size of the initial crack. Over time, this can weaken the roofing structure and lead to extensive roof leaks.

- Bubbles, cracks or punctured roof membranes
- Loose flashing or seals around drains or venting systems
- Soft or spongy spots
