
The Lee Company, Building 9 – New Construction

Challenge:
The Lee Company needed a state-of-the-art 74,850 SF manufacturing and office facility that would not only meet their operational needs but also allow for future sustainability efforts. The design called for a conventional steel building with a complex structural steel framework, including large-span open web framing, custom clerestories, and a mechanical penthouse. The goal was to maximize natural daylighting while preparing the facility for future photovoltaic (PV) solar installations.

Munger Construction collaborated closely with The Lee Company and building systems manufacturer Varco Pruden Buildings to deliver a unique and efficient solution. The project required creative input and innovative design for the structural steel components. Munger and Varco Pruden met with the owners and design team to address the complex requirements, resulting in a design featuring:
- Large span (78-foot) open web framing and girder trusses.
- Eight custom clerestories strategically positioned for daylighting and future PV solar system installation.
- A mechanical penthouse to house essential equipment while preserving the building’s aesthetic.
Execution:
Munger successfully erected the structural steel framing, including the large span girder trusses and clerestory framing. The clerestories were specifically designed with a southern-facing roof slope, providing ample natural lighting and an ideal location for renewable energy systems. The mechanical penthouse was seamlessly integrated into the building’s design, offering both functionality and visual appeal.
Results:
The completed facility exceeded expectations by providing:
- Maximized natural daylighting, reducing the need for artificial lighting and enhancing the workspace for employees.
- Preparedness for future sustainability efforts with the custom clerestories designed for easy installation of PV solar panels.
- Efficient and flexible interior space, thanks to the large span open web framing and girder trusses.
