Case Study
The Situation
Munger was able to provide value engineering for both projects on time and well within the town’s budget.
Problem
The Challenges
1
Simultaneous Construction at Two Active Firehouses - Coordinating construction on two separate firehouse sites at the same time required planning to ensure uninterrupted emergency operations and safety for all personnel on-site.
2
Blending New Construction with Existing Architecture - Selecting the appropriate brick to match the existing façade was critical for a seamless exterior appearance and required extensive material sampling and approval by town officials.
3
Space Optimization in a Tight Footprint - Converting former garage space into usable community meeting areas while constructing new bays required strategic design to maximize every square foot without compromising operational flow.
Solution
The Resolutions
1
Dedicated On-Site Teams at Each Location - Munger assigned separate, experienced teams to each site, led by Project Manager Joe Pierandi and Project Supervisor Joe Raccio, allowing construction to progress efficiently and independently while maintaining coordination and communication across both locations.
2
Collaborative Material Selection Process - Multiple brick samples were reviewed in collaboration with the town to find the closest match to the existing structures, preserving the visual continuity of the buildings and exceeding expectations for integration.
3
Seamless Mechanical and Safety System Coordination - Close collaboration between mechanical, HVAC, and safety system contractors ensured timely and precise installation of exhaust systems and CO detection, meeting all safety codes and enhancing air quality for fire personnel.
4
Design-Build Approach for Maximized Space Efficiency - Leveraging Munger’s design-build process, the layout was optimized to re-purpose closed-off garage areas into functional interior space, while newly constructed bays were tailored for modern firetruck access and future flexibility.
Outcome
the final product
Each of the two projects involved adding two new bays and then closing in the existing garage doors to optimize space for future community rooms and meeting space. Our exceptional steel erectors met the construction challenge of adapting metal building features to the gambrel style roof system. Multiple brick samples were carefully examined to select one to match the existing buildings. State-of-the Art interior mechanicals were incorporated for ventilation and exhaust. A precise safety alarm/detection system for carbon monoxide was installed.
These two projects are yet another example of a mutually beneficial partnership between a town and a design/build contractor.
