What We Did
Project Overview
Pat Munger Construction Company, Inc. partnered with Bob Alvine and Premier Auto Group for the third time to construct a new 33,000-square-foot Premier Subaru dealership in Middlebury, Connecticut. Designed by John A. Matthews Architects and constructed using a Varco Pruden pre-engineered steel building system, the facility combines a modern automotive showroom with extensive service capabilities and customer-focused amenities. The project earned a 2022 Varco Pruden Hall of Fame Award in the Automotive Category, recognizing the dealership’s architectural design and innovative use of a pre-engineered steel building system.

Case Study
The Situation
Premier Auto Group sought to develop a modern Subaru dealership that would enhance the customer experience while providing the space and infrastructure necessary to support efficient automotive sales and service operations.
Having previously partnered with Munger Construction on two dealership projects, Premier Auto Group continued its established relationship with a construction team familiar with the specialized requirements of automotive facilities.
The new dealership needed to accommodate a spacious showroom, high-volume service operations, and comfortable customer amenities while maintaining a cohesive architectural design.
Problem
The Challenges
1
The project required balancing the architectural expectations of a modern Subaru dealership with the specialized infrastructure needed for high-volume automotive sales and service operations.
2
Integrating an eight-car showroom, extensive service bays, drive-through lanes, and customer amenities within a 33,000-square-foot facility required careful consideration of space utilization, functionality, and building design.
3
The facility also called for a steel building system capable of accommodating these different operational requirements while supporting the dealership's architectural vision.
Solution
The Resolutions
1
Munger Construction collaborated with Premier Auto Group and John A. Matthews Architects to deliver a facility that brought together customer-focused design and specialized automotive service capabilities.
2
The use of a Varco Pruden pre-engineered steel building system provided the structural framework for the dealership's showroom, service areas, and supporting spaces while accommodating its modern architectural features.
3
Drawing on its commercial construction expertise and established relationship with Premier Auto Group, Munger Construction helped transform the dealership's vision into a functional, cohesive facility designed to support long-term operations.
Outcome
the final product
The completed 33,000-square-foot Premier Subaru Middlebury dealership features an eight-car showroom, a coffee bar, fireplace, antique Subaru display, and a 50-seat customer waiting area with views into the service department.
Behind the showroom, the facility includes 30 service bays, 18 drive-through service lanes, three express service lifts, and two computerized alignment stations, providing the infrastructure needed to support comprehensive automotive maintenance and repair services.
The combination of modern architectural design, specialized automotive facilities, and a Varco Pruden steel building system earned the project national recognition through the 2022 Varco Pruden Hall of Fame Awards.
For Munger Construction, Premier Subaru Middlebury represents another successful collaboration with Premier Auto Group and demonstrates the company's experience delivering commercial construction projects tailored to the operational needs of automotive dealerships.
